Rent and payments
How rent charges post, recording payments and late fees.
Each lease has a running ledger: charges add to the balance, payments and credits reduce it.
Recording a payment
Open the lease and click Record payment. Choose the method (Zelle, check, cash…), the date it arrived and an optional reference such as a check number. If the tenant has an email address, they get a PDF receipt automatically.
Charges, credits and corrections
- Charge / credit adds a one-off entry — for example prorated rent for a partial first month, or a repair reimbursement.
- Removing an automatic rent or late-fee charge adds a reversal rather than deleting it, so the automation never re-posts it.
- Void a manual payment entered by mistake; it disappears from the ledger. Online payments are refunded in Stripe instead.
Late fees
Set a flat amount or a percentage of rent, plus a grace period, on the lease. One late fee is added per month, only if a balance remains after the grace period.
Online payments
When online payments are on (Settings → Payments), tenants can pay by bank transfer or card from their portal, and set up autopay. Bank payments show as Processing for 4–5 business days and are credited once they clear.
